International Freight Operator Takes 14,000 sqm at Budapest Airport Logistics Park

28 October 2026

NX Cargo-Partner Hungary has signed a lease for approximately 14,000 sqm of warehouse space at HelloParks Maglód, near Budapest Ferenc Liszt International Airport. The international freight forwarding company plans to begin operating from the premises in November 2026. The agreement concerns part of a recently developed 45,000 sqm warehouse on the eastern side of the Hungarian capital.

The company belongs to Japan’s NX Group, which includes Nippon Express and cargo-partner. Its activities cover the international movement of goods by air, sea and road, together with related logistics services. The new premises will accommodate part of its Hungarian operations and provide connections to the group’s international transport activities.

The leased accommodation is located within the MG4 building, the third large warehouse developed at the Maglód site. The property has been designed to accommodate different logistics operations, with part of its internal configuration adjusted for the incoming tenant. Neither the duration of the lease nor the agreed rental level has been disclosed.

The industrial park is situated approximately ten minutes from Budapest Ferenc Liszt International Airport, close to the M0 and M4 motorways. The location provides road access to the airport and connections with distribution routes serving Budapest and other parts of Hungary. These transport links are relevant to freight forwarding companies coordinating shipments between international cargo services and domestic transport networks.

The MG4 warehouse has a total floor area of approximately 45,000 sqm, meaning the newly leased premises account for around 31% of the building. The announcement does not identify the remaining occupiers or provide information about the proportion of space currently available. The transaction therefore confirms a substantial letting within the property but does not establish its overall occupancy level.

The building includes systems for monitoring and managing electricity consumption. Occupiers can review information about energy use within their premises through a digital application. These arrangements are intended to assist with the management of building operations, although no independently verified figures have been provided concerning energy savings or reductions in operating expenditure.

The development also incorporates measures for handling rainwater within the site. These allow some rainfall to be retained and absorbed into the ground, reducing the amount directed into the public drainage network. The developer has stated that the property was designed to meet the requirements for BREEAM New Construction Outstanding certification and the relevant provisions of the EU Taxonomy. The announcement does not confirm that either assessment has been formally completed.

The wider Maglód industrial development occupies approximately 46 hectares near Budapest’s eastern motorway network. Its proximity to the airport makes it a potential location for businesses involved in international freight handling, storage and distribution. The latest lease adds another freight forwarding operation to the site, although the companies have not disclosed whether the tenant is relocating from existing Hungarian premises or establishing additional capacity.

The agreement illustrates the continuing role of airport access and motorway connections in decisions about logistics property locations. However, a single transaction does not provide sufficient evidence to determine whether demand for warehouse accommodation around Budapest is increasing across the wider market. The new operation is expected to begin in November, with no information released about employment numbers, investment expenditure or the volume of freight that will be handled at the facility.
