Passerinvest Group is completing work on a new commercial and residential property in Prague’s Brumlovka district, with the development expected to open during the second quarter of 2027. The 15-storey building, named Hila, will contain approximately 27,000 sqm of accommodation distributed between offices, shops, services and apartments. The project introduces rental housing into Passerinvest’s portfolio for the first time, expanding the range of property uses within an area traditionally associated with office development.
Construction started in 2024 and has reached an advanced stage, with much of the external scaffolding now being removed. Interior work in the office sections is approaching completion, while building systems are undergoing installation and testing. Residential areas are progressing through the final stages of internal finishing, including flooring, wall treatments and fittings. Work is also continuing on the ground-floor commercial premises and surrounding public areas, where improvements to pedestrian routes and the planting of approximately 50 trees are planned.
The property will provide around 20,200 sqm of office accommodation and 2,300 sqm allocated to shops and other commercial activities. A further 71 furnished apartments will occupy the upper levels, with layouts ranging from compact studios to larger four-room homes. These properties will be offered through Balance Home, a new rental housing operation established by Passerinvest. Approximately 2,000 sqm of terraces and outdoor areas will also be incorporated into the development, providing additional space for building occupants.
Situated at the intersection of Vyskočilova, Želetavská and Jemnická streets, the building has been designed by Aulík Fišer Zalabák architects and will rise to approximately 55 metres. Its technical systems will include heat pumps connected to ceiling-based heating and cooling equipment, together with automated lighting controls and ventilation-related features. The developer expects the property to achieve an A energy efficiency classification and is seeking LEED Gold certification, which remains subject to assessment.
GEMO is undertaking the construction work, with the building expected to accommodate its first occupiers in 2027. The project reflects a gradual diversification of Prague’s established business districts, where developers are introducing residential accommodation and everyday services alongside employment space. Financial details, residential rental levels and the proportion of office accommodation already committed to tenants have not been announced.
