German industrial and logistics property adviser REALOGIS has arranged a long-term lease for approximately 4,250 sqm at FlexCity Mülheim in Germany’s Rhine-Ruhr metropolitan region. The agreement with eLing GmbH, a company specialising in warehousing, e-commerce and fulfilment services, adds another occupier to the recently completed industrial development owned and managed by Frasers Property.
The transaction, announced on 13 October 2026, covers approximately 3,500 sqm of warehouse accommodation, 400 sqm of mezzanine space and 350 sqm of offices. The combination provides eLing with facilities for storage, order processing and administrative operations within a single property. The lease was negotiated by REALOGIS Immobilien Düsseldorf GmbH, part of the REALOGIS group.
The premises have been designed to accommodate different logistics operations, with three loading docks, two delivery vehicle entrances and an additional ground-level access point. The warehouse offers approximately eight metres of clear internal height, allowing occupiers to organise storage and handling operations according to their requirements. Energy-related features include an air-source heat pump and LED lighting, reflecting the increasing importance of operational efficiency in modern industrial properties.
FlexCity Mülheim was developed by Frasers Property Industrial on the former Siemens Techno-Park site. The wider business park occupies approximately 195,000 sqm and accommodates logistics, manufacturing and other commercial activities. Buildings completed during 2026 provide around 23,840 sqm of lettable space, with the development designed to attract businesses requiring adaptable industrial premises. Another unit with a similar configuration to the accommodation leased by eLing remains available.
The location benefits from its position within one of Germany’s most established industrial regions. FlexCity Mülheim is approximately one kilometre from Mülheim’s main railway station, 2.7 kilometres from the A40 motorway and 17.6 kilometres from the Port of Duisburg. These connections provide access to regional distribution networks and major transport infrastructure serving western Germany and neighbouring European markets.
The agreement reflects the continuing role of e-commerce and fulfilment businesses in generating demand for modern warehouse accommodation. Such occupiers often require facilities combining storage, goods handling and administrative functions, together with convenient access to transport routes. However, the individual transaction does not establish a broader improvement in Germany’s logistics leasing market, where occupier demand can vary considerably between locations and property specifications.
For Frasers Property, the agreement represents further leasing progress at its Mülheim development following completion of the new buildings in 2026. The transaction also demonstrates the potential of former industrial sites to accommodate contemporary logistics and manufacturing operations. As businesses continue reviewing their distribution networks and property requirements, adaptable premises in established industrial locations may remain attractive to occupiers seeking operational flexibility and access to regional markets.
