Polish new-build demand strengthens as ATAL sales reach 996 homes in Q3

Polish residential developer ATAL contracted 996 apartments during the third quarter of 2026, continuing the improvement in sales seen earlier in the year. Agreements covered 275 homes in July and 290 in August before rising to a record 431 units in September. The quarterly result was also above the 908 homes contracted in Q2.

During the first nine months of the year, the developer recorded 2,563 development and preliminary agreements. The total includes 25 contracts completed during the first half by Atal Rytelska, which became part of the group following the acquisition of the Budner business in July. A further 358 active reservation agreements were recorded at the end of September.

The results coincide with stronger activity across Poland’s primary residential market. Preliminary Otodom figures reported by Rzeczpospolita indicate that approximately 13,000 new homes were sold across the country’s seven largest metropolitan markets during Q3. Nine-month sales reached around 37,000 units, approximately 48% higher than in the corresponding period of 2025.

The group’s expansion has also increased its development pipeline. The acquisition of the Budner business provided an entry into the Tri-City residential market and added projects representing approximately 70,000 sqm of saleable residential space. The transaction was valued at PLN 136.2 million.

The combination of stronger developer contracting and higher transaction volumes across Poland’s largest cities indicates that demand for newly built housing gained momentum during 2026. Conditions continue to vary between cities and price segments, but the latest figures point to a more active primary residential market entering the final quarter of the year.
