Patrizia has expanded its German hotel portfolio with the acquisition of the B&B Hotel Berlin Tiergarten from Art-Invest Real Estate. The 186-room property will become part of the PATRIZIA Hotel-Invest Deutschland I investment vehicle, while financial details of the transaction remain confidential.
Located on Englische Straße in Berlin’s Charlottenburg district, the nine-storey property is secured by a long-term lease with B&B Hotels. The asset also includes 19 parking spaces, ten of which provide electric-vehicle charging facilities.
Art-Invest originally acquired the development opportunity through a portfolio transaction in 2015 and completed the hotel the following year. The property was subsequently held through the company’s Hotel Manage to Core fund, generating rental income throughout an ownership period that included the severe disruption to European hospitality caused by the pandemic.
The disposal concludes Art-Invest’s involvement in the property after taking it through development, completion and ongoing asset management. Patrizia, by comparison, is acquiring an established operating asset with a long-term hotel tenant, limiting the development and initial leasing risks associated with new hospitality projects.
The transaction reflects continued investor interest in established hotel properties where long leases and experienced operators can provide relatively predictable income. Berlin’s large tourism and business-travel market also makes the German capital an important destination for institutional hospitality investment as transaction activity continues to recover from the weaker European real estate investment environment of recent years.
