Art-Invest buys Frankfurt IntercityHotel as CA Immo completes hotel exit

Art-Invest Real Estate has acquired the IntercityHotel Frankfurt Hauptbahnhof Süd from CA Immo for an institutional fund, adding one of Frankfurt’s larger hotels to its investment portfolio. The purchase price was not disclosed. The transaction also completes CA Immo’s exit from properties used solely as hotels as the company concentrates its portfolio on prime office assets in its core markets.

Located next to Frankfurt’s main railway station, the property was developed by CA Immo and opened in 2018. It provides around 18,700 sqm of lettable space and contains 414 rooms, conference facilities, a bar and restaurant. The hotel is leased on a long-term basis to IntercityHotel GmbH, providing Art-Invest’s fund with an established operating structure at the time of acquisition.

The acquisition strengthens Art-Invest’s hotel exposure in a location benefiting from connections to Frankfurt Airport, the trade fair district, financial centre and city centre. The company already manages a hotel portfolio of approximately 35 properties with a total volume of around €1.2 billion, with investments focused mainly on business hotels in Germany and selected European destinations.

For CA Immo, the disposal continues a wider programme of concentrating capital on modern office properties. Earlier in 2026, the company had already identified the Frankfurt hotel among assets intended for disposal and separately sold the neighbouring long-distance bus terminal and multi-storey car park.

The hotel was acquired through an asset transaction and Art-Invest plans to retain the property as a long-term investment. DLA Piper advised Art-Invest on legal matters, STANE provided technical advice and Hotour Hotel Consulting handled commercial advice, while BNP Paribas Real Estate brokered the transaction.
