Garbe Regeneration Acquires Brownfield Site from Thyssenkrupp in Bielefeld

Garbe Regeneration has purchased a brownfield property of approximately 40,000 sq m in Bielefeld, North Rhine-Westphalia, from Thyssenkrupp Materials Services. The site on Arthur-Ladebeck-Straße will continue to be used by Thyssenkrupp Schulte as a sales location until the end of 2026, after which Garbe Regeneration will assume control. Thyssenkrupp Schulte, which is part of Thyssenkrupp Materials Services, plans to consolidate its operations in the city at its Südring site.

Rick Mädel, Managing Director of Garbe Regeneration, said: “We already have planning permission and ideas for the realisation of the Garbe Industrial Park Bielefeld. However, before we make a final commitment, we are still examining other possible uses.”

Garbe Regeneration, launched in August last year, focuses on the early identification and redevelopment of underused or derelict land for new functions. The company operates within the Garbe Industrial group, which develops and manages logistics and industrial real estate across Germany and Europe.

In the longer term, Garbe Regeneration intends to pursue projects across multiple asset classes, including commercial and residential uses, and offers services to internal group entities as well as external owner-occupiers and joint-venture partners.

Commenting on the location, Mädel added: “The brownfield site on Arthur-Ladebeck-Straße impresses on the one hand with its excellent transport links and on the other with its size in a central location.”

The property is situated within a large commercial area along one of Bielefeld’s main outbound roads, with access to regional transport routes nearby.
