YIT Czechia has completed the second phase of Portti Kladno, adding 102 apartments and bringing its first residential development outside Prague to completion. Buyers are expected to begin moving into the latest buildings towards the end of 2026, with only one apartment remaining available for sale.
The second phase comprises homes ranging from 28 to 99 sqm, with layouts from studios to four-room apartments. Each unit includes a balcony, terrace or private garden, while residents also have access to storage and parking. Shared facilities include space for prams and an outdoor area for cleaning bicycles and pets.
Together with the first phase, Portti Kladno has delivered 187 apartments on a former cold-storage site on Ke Stadionu Street. The earlier stage consisted of 85 cooperative apartments and two commercial units. YIT has also created a landscaped semi-private courtyard with a small park and children’s playground, together with connections to local pedestrian and cycling routes.
The development incorporates photovoltaic panels, green roofs, rainwater retention, LED lighting and triple-glazed windows as part of its energy and water management measures. YIT also used prefabricated bathrooms for part of the construction. The location provides access to central Kladno and its services, while public transport connections to Prague typically take around 30 to 40 minutes.
Completing Portti does not mark the end of YIT’s expansion in Kladno. The developer has already started work on Virta Kladno in the Růžové pole area, where approximately 750 apartments are planned across 11 residential buildings. The considerably larger development will also include landscaped public areas and local amenities.
The first Virta buildings are already moving forward. Vanaja will contain 68 apartments for private ownership, while Saimaa is being developed with 87 cooperative housing units. YIT also plans sustainable infrastructure across the wider neighbourhood, including water and landscape management measures, as well as a timber-built kindergarten.
The transition from the 187-home Portti development to approximately 750 planned apartments at Virta represents a significant increase in YIT’s exposure to Kladno. The expansion also demonstrates the growing role of well-connected cities surrounding Prague in residential development, particularly locations combining lower-density urban environments with relatively fast public transport access to the capital.
