Prague selects architects for 1,000 rental homes at Nové Dvory

Prague has selected the architects for two major residential developments at Nové Dvory, advancing plans for more than 1,000 municipally owned rental apartments around the future Metro D station. The schemes form part of a roughly 30-hectare transformation area in Prague 4 and Prague 12 that the city intends to develop over the next 10 to 15 years.

Prague Development Company (PDS) selected re:architekti for Nové Dvory Project 5 and Apropos Architects for Project 6. Project 5 is planned with approximately 450–500 apartments, while Project 6 will provide more than 500. Both are predominantly residential and will incorporate commercial premises, services and other neighbourhood facilities at ground level.

Together, the two developments account for more than 100,000 sqm of planned gross floor area. Project 5 covers approximately 9,300 sqm of land and has a proposed gross floor area of 48,300 sqm. Project 6 occupies around 10,000 sqm, with approximately 53,500 sqm of gross floor area. Earlier PDS planning documentation indicated capacity for around 580 apartments in Project 6.

The winning proposal for Project 5 uses a compact block arrangement centred on a landscaped courtyard. Apartments are planned with private outdoor areas such as balconies or winter gardens, while shared roof spaces and greenery form part of the wider concept. Proposed environmental measures include geothermal energy, photovoltaic generation, heat recovery and planted roofs, although these elements remain subject to further project development.

Project 6 takes a more open approach, distributing housing between interconnected buildings and creating pedestrian links through the development. A taller element is planned towards the future park, while the scheme also includes active ground-floor uses and a kindergarten. The layout is intended to allow individual parts of the development to be delivered progressively.

The two projects will form part of a much larger new district centred on public transport. Prague expects Nové Dvory eventually to accommodate up to around 5,000 residents and provide approximately 5,000 jobs. Around 130,000 sqm of the wider development capacity is expected to be used for offices, shops, restaurants, education, cultural and community facilities and sports infrastructure. The future Metro D station is currently expected to be completed around 2031.

The development framework has been taking shape for several years. An urban study was approved in September 2022, followed by a zoning-plan change approved by Prague in May 2024. The city subsequently authorised further preparation of the main Nové Dvory projects, allowing PDS to progress the first major blocks around the future transport hub.

Nové Dvory is becoming one of Prague’s most significant publicly led residential developments, combining city-owned land, new transport infrastructure and long-term rental housing. With architects now selected for Projects 5 and 6, more than 1,000 apartments have moved another step towards detailed design as Prague seeks to expand its affordable rental stock while creating an entirely new mixed-use district around Metro D.
