MLP Group has signed two new tenants for MLP Business Park Vienna, with Austrian companies Paper Republic and RYX Holding taking a combined approximately 5,000 sqm at the developer’s first project in Austria.
Paper Republic has leased around 3,500 sqm for a combination of production, storage and office functions. The Austrian company produces leather goods and writing and desk accessories for international markets and expects approximately 160 employees to work from the Vienna location. It also plans to use an adjoining unit temporarily.
RYX Holding will occupy a further 1,500 sqm, where it plans to establish a sports performance and diagnostics centre. The facility will provide testing and analytical services for professional, amateur and younger athletes, adding a specialised service operation to a park primarily designed for logistics, production and commercial occupiers.
The latest agreements continue the diversification of the tenant base at MLP Business Park Vienna. Automotive parts distributor Inter Cars announced earlier this year that it would take approximately 2,220 sqm at the scheme for its first Vienna location, with operations scheduled to begin in November 2026. Professional transport publication Verkehr reported at the time that Inter Cars had become the ninth tenant at the park.
MLP’s current property information puts the planned area of the business park at 54,520 sqm across four buildings on a 9.8-hectare site. The development is intended for a mixture of storage, assembly and service operations, with photovoltaic capacity of at least 2.5 MWp, district heating, electric-vehicle charging and landscaped areas incorporated into the project.
The park is being developed on a former industrial site in Vienna’s Donaustadt district, approximately 13 km from the city centre. It is close to the S2 motorway, while Vienna International Airport is around 23 km away. The site also has access to Vienna’s public transport network.
MLP entered Austria through the acquisition of the approximately 98,000 sqm Vienna-Stadlau site in 2021. Construction of the business park subsequently started in 2024, establishing Vienna as the company’s first development market in Austria.
The Paper Republic and RYX leases show the broader range of occupiers now using modern urban industrial developments. Alongside conventional warehousing and distribution, the Vienna project is attracting manufacturing and consumer-oriented service businesses seeking flexible premises close to a major metropolitan market.
