Garbe Industrial has completed and handed over a newly developed logistics property in Kamen, North Rhine-Westphalia, Germany, to Sesé Deutschland, formerly known as van Eupen Logistik. The logistics service provider has signed a long-term lease for the entire 18,700 sqm building, which will be used for contract logistics operations.
The development represents an investment of approximately €25.5 million and was constructed on a 27,300 sqm site within the Henry-Everling-Strasse industrial estate. Garbe Industrial began construction on a speculative basis, without a tenant commitment, before securing the lease with Sesé ahead of completion. The building was delivered following an eight-month construction period.
Sesé Deutschland, headquartered in Essen, provides logistics services covering warehousing, order picking, packaging, repairs, refurbishment and supply chain operations. The new facility will increase the company’s operational capacity in western Germany, supporting its contract logistics activities and providing access to major domestic and international transport routes.
The property’s location was a significant factor in the leasing decision. Situated close to the A1 motorway, the facility benefits from connections between northern and western Germany. The Kamen-Zentrum motorway junction is approximately four minutes away by road, while the Kamener Kreuz interchange, where the A1 meets the A2 motorway, is located around six kilometres from the site. This provides access towards Hamburg, Cologne, Oberhausen and Berlin, making the location suitable for regional distribution and wider European logistics networks.
The building comprises approximately 16,500 sqm of warehouse accommodation, 500 sqm of office and staff facilities, and 1,700 sqm of mezzanine space. It includes 16 loading gates, 27 passenger vehicle parking spaces and three truck parking spaces. The configuration is intended to accommodate a range of warehousing and logistics activities within a single facility.
Environmental measures incorporated into the development include rooftop photovoltaic panels for electricity generation and air-source heat pumps for heating. Garbe Industrial is seeking Gold certification under the German Sustainable Building Council’s DGNB assessment system. Certification has not yet been confirmed.
The transaction illustrates continued occupier demand for modern logistics facilities positioned near established motorway networks. For developers, the project also demonstrates the potential of speculative construction in locations with established transport infrastructure, although the commercial performance of such developments remains dependent on leasing conditions, construction costs and tenant demand.
With the completion of the Kamen property and the commencement of Sesé’s occupation, Garbe Industrial has concluded a development project that combines speculative construction, long-term leasing and investment in energy-efficient building infrastructure. The transaction adds to the supply of modern logistics accommodation in North Rhine-Westphalia, one of Germany’s established industrial and distribution regions.
