New Logistics Lease Triggers Final Warehouse Development in Western Poland

28 October 2026

Panattoni has begun construction of a 17,500 sqm warehouse at Panattoni Park Gorzów II in western Poland after signing a lease with an international logistics operator serving the e-commerce industry. The agreement covers the entire building, which is scheduled for completion in May 2027. The development follows the recent delivery of a separate 5,300 sqm facility for a courier company, bringing the industrial park closer to its planned total of approximately 59,000 sqm.

The latest agreement involves a logistics company already operating at the site, although its identity has not been disclosed. The additional premises will accommodate activities currently distributed between existing buildings in the Gorzów Wielkopolski area. The lease has enabled construction to proceed on the final building within the development.

While the new warehouse is being built, the operator will continue using 13,000 sqm in the first building at Panattoni Park Gorzów II. It has also leased 4,000 sqm at the nearby Panattoni Park Gorzów I, with occupancy beginning in autumn 2026. These arrangements will provide accommodation until the new premises are completed, rather than representing separate long-term commitments in addition to the 17,500 sqm lease.

Construction of the final building follows the completion of a distribution facility developed for a courier company. The 5,300 sqm property was handed over during 2026 and includes loading arrangements designed for parcel deliveries, together with a sorting system operating across several levels. The building was developed around the operational requirements of its occupier.

The courier facility also contains automated lighting controls, daylight sensors, photovoltaic equipment and charging points for electric vehicles. Additional external structures and operational areas were provided as part of the development. The combination of sorting equipment and loading infrastructure reflects the different requirements of parcel distribution compared with conventional warehouse storage.

The industrial park has been developed in stages since 2022, when its first building, measuring 36,500 sqm, was completed. The addition of the courier facility increased the completed accommodation to approximately 41,800 sqm. The third building will provide the remaining space, taking the development to around 59,000 sqm once construction is finished.

The property is situated approximately eight kilometres from the centre of Gorzów Wielkopolski, close to the S3 expressway. The road connects northern and southern parts of western Poland and provides access to other regional transport routes. This location allows logistics operators to serve distribution networks extending beyond the immediate Gorzów area.

The development is expected to be assessed under the BREEAM environmental certification system, with an Excellent rating being sought. The certification process has not yet been completed. The recently delivered courier building includes several measures intended to manage electricity consumption and support the use of electric vehicles, although the developer has not provided figures showing their expected effect on operating costs or energy use.

Across Lubuskie Voivodeship, the developer reports having completed approximately 910,000 sqm of industrial and warehouse properties. Around 463,000 sqm of this accommodation was constructed for specific occupiers. The Gorzów development forms part of this regional portfolio, which includes both buildings designed for individual businesses and properties intended for multiple tenants.

The latest transaction adds to industrial leasing activity in western Poland at a time when logistics companies continue to assess their requirements for distribution and parcel-handling facilities. The commitment to the final building provides an occupier for the remaining development space before completion. However, the announcement does not provide evidence of wider changes in regional warehouse demand or rental conditions, which would require additional market data.
