Apartment in Ustka Sells for PLN 4 Million Before Construction Starts

28 October 2026

An apartment in a planned residential development in Ustka, on Poland’s Baltic coast, has been sold for more than PLN 4 million before construction has begun. The 56.5 sqm property at Wave Ustka Thermal & Spa achieved a price approaching PLN 73,000 per sqm, according to developer Green House Development. The transaction took place within six weeks of sales opening, ahead of the scheduled start of building work in the first quarter of 2027.

The apartment is situated on the eighth floor of the development’s first building and includes a private terrace measuring approximately 55 sqm. Its northern position provides views across the Baltic Sea. The site is located on Wczasowa Street, close to a wooded coastal area, with beach access approximately 20–30 metres away. The substantial outdoor area and position overlooking the sea distinguish the apartment from other units within the scheme.

Green House Development reports that apartments sold during the initial six-week period account for almost 20% of the total value of properties offered in the first phase. This phase comprises 154 apartments, although the developer has not disclosed how many individual units have been purchased or the total value of completed transactions. The reported sales value suggests that buyers have committed to a portion of the planned development despite construction being several months away.

The developer has secured planning permission for the first building, with construction expected to commence between January and March 2027. Completion is scheduled for the first quarter of 2029. Purchasers are therefore entering into agreements more than two years before the anticipated delivery date, making the construction timetable and contractual arrangements relevant considerations for those acquiring properties before completion.

The entire development is planned to consist of four connected buildings containing approximately 618 apartments. In addition to residential accommodation, the plans include swimming pools, thermal bathing facilities, saunas, restaurants and around 6,700 sqm of space allocated to commercial and service activities. The inclusion of these facilities is intended to support use of the property beyond the summer holiday period, although their eventual contribution to occupancy and rental activity will depend on operating arrangements and visitor demand.

The buildings have been designed by MODO architektura, with their positioning intended to provide selected apartments with views of the coastline and surrounding woodland. The layout incorporates terraces and differences in building alignment to accommodate the site’s location. Apartment prices within the development are likely to vary according to floor level, outlook, floor area and access to outdoor space, with the reported transaction representing the highest price achieved in the offering so far.

Buyers will acquire individual ownership of their apartments and will not be required to place them in a centrally managed rental programme. Owners may retain the properties for private use or arrange for them to be rented through an external operator. For purchasers considering rental income, the distinction is important because returns will depend on the frequency of bookings, management charges, maintenance expenditure and seasonal variations in demand.

The Ustka project follows two other coastal developments undertaken by Green House Development in Międzyzdroje and Świnoujście. The company reports that almost all of the more than 400 apartments at its Międzyzdroje development have been sold. In Świnoujście, approximately 60% of the initial 218 apartments were sold during the first six months of marketing. These figures relate to the developer’s own projects and do not necessarily reflect transaction activity across Poland’s wider holiday-home market.

The sale in Ustka illustrates the considerable differences in pricing that can occur within coastal residential developments, particularly between standard apartments and properties with direct sea views or unusually large terraces. Nevertheless, a transaction approaching PLN 73,000 per sqm should not be interpreted as representative of apartment values in Ustka or other Baltic destinations. A broader assessment of the market would require comparable transactions, information on the prices of remaining units and evidence of sustained buyer demand as construction progresses.
