A new hospitality investment company, Wave Hotels, has entered the Polish market with plans to acquire established hotels and resorts, targeting opportunities to improve operational performance and increase property values. The company, part of the Green House Development group, intends to focus on existing hospitality assets rather than relying exclusively on new developments, reflecting an investment strategy centred on repositioning properties and strengthening their commercial performance.
Wave Hotels will seek acquisition opportunities across Poland, particularly in established coastal, mountain and spa destinations. Its investment strategy includes profitable hotels with further growth potential, alongside properties requiring refurbishment, operational restructuring or additional capital investment. Family-owned hotels are expected to represent an important segment of the market, particularly where owners are considering succession arrangements, selling their businesses or securing external investment to support future development.
The company will be led by Adam Sadowski and Andrzej Spychalski, who also hold senior management positions at Green House Development. The group has operated in Poland’s property market for more than two decades and has expanded its hospitality activities through projects including Wave Międzyzdroje Resort & SPA. Its development pipeline also includes Wave Świnoujście Thermal & SPA and Wave Ustka Thermal & SPA, combining accommodation with leisure, wellness and hospitality facilities.
Beyond direct property acquisitions, Wave Hotels intends to establish partnerships with existing hotel owners through management contracts, franchise arrangements and long-term leases. These agreements would allow property owners to retain ownership while transferring selected operational responsibilities to a specialist management company. The proposed services include hotel administration, revenue management, staffing, marketing and the development of additional hospitality facilities.
The company plans to draw on the operational experience of Green House HM, which manages Wave Międzyzdroje Resort & SPA, and Solarento, which specialises in managing privately owned holiday apartments. Its strategy includes improving occupancy and room pricing, reducing procurement expenditure, strengthening direct booking channels and developing additional revenue streams outside peak tourism periods. These measures are intended to improve operating margins and support the long-term financial performance of acquired or managed properties.
The launch represents a further diversification of Green House Development’s activities within Poland’s hospitality property sector, extending its business model from developing resort accommodation towards acquiring and operating existing hotel assets. The approach could provide an alternative for independent hotel owners facing investment requirements or succession challenges, while introducing another potential buyer and management partner into the Polish hotel market. The company has not disclosed an initial acquisition budget, specific target properties or a timetable for completing its first transactions.
