Skanska has reached an agreement to sell a residential development in Mölndal, south of Gothenburg, to KPA Pension, part of the Folksam Group, for approximately SEK 380 million. The transaction involves 128 rental apartments that are expected to be completed in the first quarter of 2029. Although the agreement will be recognised in Skanska’s financial results during the fourth quarter of 2026, ownership transfer is scheduled to take place once construction has been completed.
The property, known as TingsParken, is situated within the GoCo district of Mölndal. The development will comprise three residential buildings with heights ranging from six to nine floors. Together, they will provide slightly more than 7,700 sqm of rentable space, including approximately 190 sqm intended for commercial activities. The remaining accommodation will consist of apartments available for rent rather than individual sale.
The agreed purchase price corresponds to approximately SEK 2.97 million per apartment when divided across the 128 residential units. This calculation includes the commercial accommodation and should not be interpreted as the valuation of each individual apartment. Skanska has not disclosed the expected rental income, anticipated occupancy levels or investment yield associated with the completed development.
The buildings are planned to achieve an energy performance classification of B under the Swedish assessment system. Skanska is also seeking Silver certification through Miljöbyggnad, a national framework used to evaluate the environmental characteristics of buildings. Both classifications remain objectives for the completed project rather than confirmed achievements at this stage.
The agreement provides Skanska with a purchaser before the development is finished, while KPA Pension will receive the completed property according to the agreed delivery schedule. Such transactions are used in residential investment markets to establish future ownership arrangements during the development phase. They can provide developers with greater certainty over the eventual disposal of a property, although construction costs, delivery schedules and contractual obligations remain relevant considerations.
The acquisition forms part of an established investment relationship between Skanska’s Swedish rental housing business and KPA Pension. Including the latest agreement, their cooperation covers 15 residential developments comprising approximately 1,700 apartments. The companies have not disclosed the combined value of these transactions or the proportion of the properties that have already been completed and transferred.
Swedish pension institutions have traditionally invested in residential property as part of portfolios intended to generate income over extended periods. Rental accommodation can provide recurring revenue, although financial performance remains dependent on local housing demand, maintenance expenditure, financing conditions and the regulatory framework governing rents. Acquiring newly constructed properties can also reduce the immediate need for major building improvements compared with older residential assets.
The Mölndal transaction adds another development to KPA Pension’s residential holdings while allowing Skanska to record the sale ahead of the scheduled completion date. The agreement also demonstrates continued institutional participation in Sweden’s rental housing market, despite the extended period between the investment commitment and delivery of the finished property. Further financial details, including the development’s expected annual rental income and the terms governing completion, have not been made public.
