MSX Elektronika Selects Warsaw-Area Industrial Park for Manufacturing Expansion

14 October 2026

MSX Elektronika has agreed to lease more than 1,300 sqm at MLP Pruszków I, an established industrial property approximately 19 km from Warsaw, as the Polish electronics manufacturer prepares to increase its production capacity. The company expects to take possession of the premises during the first quarter of 2027. Maxon Nieruchomości advised the tenant on the transaction.

The leased accommodation comprises more than 1,080 sqm for manufacturing and storage, supplemented by approximately 245 sqm of office and employee facilities. The space will be adapted to accommodate electronics production, including assembly operations, component handling and related logistics activities. The arrangement will allow the manufacturer to consolidate several operational functions within the same property.

MSX Elektronika provides manufacturing services for electronic products, covering circuit board assembly, component preparation, testing, programming and the completion of finished devices. The company intends to increase its manufacturing capacity over the next year to accommodate additional business from existing customers and potential new contracts. Its expansion reflects the importance of securing industrial premises that can support specialised production requirements rather than conventional storage alone.

Marcin Szumski, President of MSX Elektronika, indicated that the decision was influenced by the property’s adaptability and its suitability for coordinating production with warehousing and distribution. Maintaining a location in the Pruszków area was another consideration, allowing the business to remain accessible to its existing employees while preparing for future growth.

The transaction adds another manufacturing occupier to MLP Pruszków I, which provides almost 170,000 sqm of industrial accommodation and houses nearly 40 businesses. Developed over approximately three decades, the complex serves companies involved in distribution, logistics and production. Its proximity to Warsaw and connections to Poland’s principal road network make it suitable for businesses requiring access to both regional customers and national supply chains.

The property has undergone successive improvements to accommodate changing tenant requirements. Its infrastructure includes secured access, parking facilities and electric vehicle charging stations supplied by an on-site photovoltaic installation. Additional development capacity remains available within the complex, potentially allowing occupiers to expand without moving to another location.

According to Agnieszka Góźdź, Chief Development Officer and Management Board Member at MLP Group, the agreement reflects demand from businesses whose property requirements extend beyond traditional warehousing. The landlord’s portfolio accommodates a variety of industrial activities, with manufacturing companies increasingly seeking facilities that combine technical flexibility with established transport infrastructure.

The lease highlights the role of existing industrial parks in supporting the expansion of specialised manufacturing businesses around Warsaw. Although the transaction is relatively modest in area, it demonstrates how demand for adaptable production space can contribute to occupancy within mature logistics developments. For manufacturers such as MSX Elektronika, the availability of suitable premises close to an established workforce remains an important factor in investment and operational planning.
