BIG Poland is preparing to open its latest retail park in Konstantynów Łódzki on 29 October 2026, with the entire newly developed retail area already leased. The project, delivered in cooperation with Acteeum Group, introduces approximately 13,500 sqm of additional gross lettable area (GLA) to the local market. Following the opening, BIG Poland’s operating portfolio will comprise 15 retail parks with a combined area of approximately 285,000 sqm.
The new development forms part of a larger retail destination that includes an existing Kaufland supermarket and Bricomarché home improvement store. Together, the properties provide approximately 21,000 sqm of commercial space, creating a retail complex serving Konstantynów Łódzki and western districts of Łódź. The expansion reflects continued investor and developer interest in retail parks located near established residential areas and regional transport connections.
Approximately 30 retail units will operate within the new section, with tenants including New Yorker, Sinsay, CCC, Martes Sport, Jysk, MR DIY, Smyk and Maxi Zoo. Electronics retailers RTV Euro AGD and Media Expert will also be represented, alongside Rossmann and Hebe. The wider complex will include a McDonald’s drive-through restaurant, extending the range of services available beyond conventional retail.
The development also introduces healthcare and fitness facilities, with Medicover and Well Fitness among the occupiers. The combination of retail, medical services and leisure facilities reflects the changing composition of Polish retail parks, where landlords are increasingly seeking to attract visitors through activities that generate regular demand rather than relying exclusively on traditional shopping.
Located on Łódzka Street, the property benefits from its proximity to residential neighbourhoods in Konstantynów Łódzki and Łódź’s Retkinia district. The surrounding area includes new housing developments and an economic zone, providing potential demand from residents and employees. The complex offers more than 750 parking spaces and is accessible by public transport, including a nearby tram connection.
According to Eran Levy, CEO of BIG Poland, the development is intended to provide residents with a wider selection of everyday retail and services without requiring journeys into central Łódź. The inclusion of healthcare and fitness operators is part of the company’s approach to broadening the role of its retail properties within their local communities.
The project forms part of BIG Poland’s wider expansion programme, which combines new developments with acquisitions and extensions of existing retail parks. The completion of BIG Konstantynów increases the company’s presence in the Łódź region and adds another income-producing asset to its operating portfolio. The reported full occupancy ahead of opening also indicates that the development has secured tenant commitments before commencing operations.
BIG Konstantynów is scheduled to welcome its first customers at 10:00 on 29 October. While the opening will include public entertainment and promotional activities, the more significant development for the property market is the addition of fully leased retail space to an established commercial location. The project demonstrates the continued expansion of Poland’s convenience-oriented retail park sector, particularly in suburban areas where residential development and demand for accessible services support new investment.
