Goodcang Secures 19,000 Sqm at Fully Occupied Logistics Development in Germany

15 October 2026

A joint venture between HIH Invest and Urban Partners has secured a long-term agreement with Goodcang Logistics for approximately 19,000 sqm of logistics and office accommodation in Herten, Germany. The transaction brings the 36,912 sqm development in the Ruhr region to full occupancy, following its completion in July 2026.

Goodcang Logistics, part of the international CIRRO Group, provides fulfilment and distribution services for global supply chains. Under the agreement, the company will initially occupy approximately 19,000 sqm, with plans to take over a further 18,500 sqm when an existing tenancy expires in 2031. The arrangement provides the occupier with the opportunity to expand its operations at the same location over the longer term.

The property, located at Emscherbruch 16, was acquired in May 2025 by HIH Invest and Logicenters, the logistics property business owned by Urban Partners. The development was purchased from E-Gruppe, which was also responsible for construction. Herten represented the partnership’s first acquisition and forms part of a portfolio that has since expanded to six properties.

The development is situated within Green Hub Emscher, an approximately 40-hectare industrial and commercial estate being established on previously developed land. The location provides access to the A42, A43 and A2 motorways, connecting Herten with major population centres and distribution networks across western Germany. The nearby Herne container terminal also offers connections between road and rail freight transport.

The building has been designed to accommodate large-scale logistics operations, with an internal clearance of 12.2 metres and floors capable of supporting loads of five tonnes per square metre. Continuous operations are permitted, allowing occupiers to organise distribution and fulfilment activities around extended delivery schedules. These specifications are particularly relevant to businesses handling high volumes of goods and requiring flexible warehouse operations.

Energy infrastructure forms part of the development’s design. The property incorporates a rooftop solar installation with approximately 2.2 MW of generating capacity, alongside heat-pump technology. According to the developers, construction was undertaken in accordance with EU Taxonomy requirements, while DGNB Gold environmental certification is being pursued. The certification remains a target rather than a confirmed achievement.

The agreement reflects continued demand for modern logistics facilities in established German distribution locations, particularly where substantial areas can be made available within relatively short periods. The Ruhr region benefits from its concentration of consumers, industrial businesses and transport infrastructure, making it an established location for fulfilment operations and regional distribution networks.

For the joint venture, securing full occupancy around the time of completion reduces the immediate exposure associated with finding tenants for newly developed space. Goodcang’s planned expansion in 2031 also provides an indication of its longer-term operational requirements. The transaction demonstrates the importance of transport connectivity, building specifications and expansion capacity in attracting international logistics operators to German industrial locations.
