US connectivity technology company Belden is preparing to establish a major European manufacturing centre near Budapest after agreeing to occupy an entire 42,000 sqm industrial building at HelloParks Páty. The facility will combine production currently carried out in Hungary and the Netherlands and is expected to become Belden’s largest cable manufacturing location in Europe.
The company has leased the complete PT5 building at the industrial park west of Budapest, with Cushman & Wakefield advising on the transaction. Manufacturing is scheduled to begin in early 2028 following extensive alterations to accommodate Belden’s production requirements.
More than 40,000 sqm of the property will be dedicated to manufacturing and storage, with approximately 2,000 sqm allocated to offices. The transaction makes Belden the largest occupier within the HelloParks portfolio and represents a substantial commitment to Hungary as the company reorganises its European manufacturing network.
Belden, headquartered in St. Louis, produces cable, networking and connectivity systems used across industrial and enterprise applications. Its EMEA headquarters is located in Venlo in the Netherlands, while its existing Hungarian operations are conducted through Budapest-based Duna-Kábel. The planned consolidation will increase the importance of Hungary within the group’s European production structure.
PT5 will undergo significant technical modifications before manufacturing starts. The works will include additional ventilation throughout the building, changes to heating controls and dedicated foundations within the industrial floor for production machinery. Office accommodation and employee facilities will also be configured around the manufacturing operation.
The deal provides an example of a large industrial manufacturer choosing leased institutional property rather than developing and owning a dedicated factory. For developers, such requirements can be considerably more complex than conventional logistics leases because manufacturing equipment, utilities, ventilation and building services must be incorporated into the property while maintaining the flexibility required under a long-term occupational agreement.
HelloParks completed PT5 during the first quarter of 2026. The wider Páty development covers approximately 87 hectares alongside the M1 motorway in Budapest’s western metropolitan area and currently contains around 184,000 sqm of completed logistics and industrial space.
Existing occupiers at the park include dm-Drogerie Markt, DHL, Gebrüder Weiss and Transdanubia. Belden’s arrival will broaden the site’s occupier profile further towards manufacturing while substantially increasing the amount of production space operating within the development.
PT5 was designed to target BREEAM New Construction Outstanding certification and alignment with EU Taxonomy requirements. Its building systems include heat-pump heating and cooling, rooftop photovoltaic generation and digital building-management technology intended to reduce operational energy consumption.
The transaction is significant for Budapest’s industrial property market because of both its size and its manufacturing component. Rather than adding another distribution operation to the M1 corridor, the lease brings a sizeable international production requirement into an existing institutional industrial development. Belden’s decision to consolidate activities from Hungary and the Netherlands at Páty also reinforces Hungary’s role within the company’s European manufacturing network ahead of the planned 2028 production launch.
