Toolport extends 18,500 sqm lease at Garbe logistics property near Hamburg

Garbe Industrial has agreed an early lease extension with e-commerce company Toolport for around 18,500 sqm at its Nordport logistics property in Norderstedt, securing its anchor occupier at the established logistics location close to Hamburg Airport.

Toolport uses the space for the storage and distribution of tents and outdoor products and occupies slightly more than half of the approximately 34,000 sqm building. The property comprises around 27,000 sqm of warehouse accommodation, 1,950 sqm of mezzanine space and almost 5,200 sqm of offices. Garbe acquired the asset in 2020, while other occupiers include a company from the aerospace sector.

The building stands on an approximately 55,000 sqm site within the Nordport business district. More than 50 companies employing around 3,500 people operate in the wider area, according to Garbe. The location benefits from its proximity to Hamburg Airport, the A7 motorway and connections to Hamburg’s public transport network.

Garbe has a broader logistics presence in Norderstedt, including facilities serving airport-related distribution. The company is also currently marketing other warehouse properties in the area, including space at Nordportbogen. Its nearby World Cargo Center is used for airfreight logistics, reinforcing the area’s role as a logistics cluster serving the Hamburg metropolitan region.

The early renewal reduces near-term leasing risk for Garbe by retaining the tenant responsible for more than half of the property’s occupied space. For Toolport, which operates 18 country-specific online stores, the agreement provides a longer-term base for its distribution activities as the company continues its e-commerce operations from Norderstedt.
