Cresco introduces AI apartment assistant at Prague’s Yards Žižkov

Cresco Real Estate has introduced an artificial intelligence-based sales assistant for its Yards Žižkov residential development in Prague, allowing prospective buyers to search available apartments and obtain detailed project information through a conversational interface.

Named Yarda, the digital assistant operates through the development’s website and can respond to questions covering apartment specifications, parking, equipment, completion schedules and the surrounding area. Buyers can also describe the type of property they are looking for and receive suggestions from units currently available in the project.

Instead of requiring users to work through individual price lists, floor plans and website sections, the system can interpret requirements expressed in everyday language. A buyer could, for example, specify a preferred apartment size, budget, balcony requirement and floor preference, after which the assistant can identify units matching those criteria.

The technology is also intended to connect online searches with Cresco’s sales operation. Prospective purchasers who want to proceed can register their interest through the assistant, with the enquiry subsequently transferred to the project’s sales team. Cresco said the system is intended to handle the information-gathering stage rather than replace personal contact during the purchasing process.

Yards Žižkov is being developed by Cresco Real Estate in partnership with WOOD & Company on part of the former Žižkov Freight Yard redevelopment area in Prague 3. The scheme will deliver more than 1,100 apartments together with shops, services, public areas and greenery.

The first stage comprises approximately 520 apartments ranging from studios to five-room units, with sizes between around 20 and 158 sqm. Construction started during 2026 and the first residents are expected to move in during 2028. The wider development forms part of the transformation of the former railway site into a new mixed urban district.

Cresco sees the AI system as a way of changing how potential buyers interact with residential project websites. Rather than presenting property information primarily through menus and filters, the technology can combine information about individual apartments with a prospective buyer’s requirements and continue the exchange as additional questions are asked.

The introduction of Yarda also illustrates how generative AI is moving beyond internal property-company applications and into direct interaction with residential customers. For developers managing hundreds of available units, such systems could reduce the amount of routine information handled manually while helping sales teams concentrate on buyers who are further advanced in the purchasing process.

Yards Žižkov provides a sizeable testing ground for the approach. The development is one of the major residential projects underway around the former freight station, with more than 1,100 homes planned and an overall investment previously put at approximately CZK 11.5bn. Cresco has indicated that the technology could subsequently be developed further and introduced across additional residential projects if the initial deployment proves successful.
