Archicom has established a new bond programme with a maximum value of PLN 800m, creating a new framework through which the residential developer can raise debt capital as its business continues to expand.
The programme was approved by Archicom’s management board on 23 September 2026 and replaces the company’s previous framework for new bond issues. Securities already issued under the earlier programme remain in place and their existing terms and obligations are unchanged.
The PLN 800m represents the maximum nominal amount of bonds that can be issued and remain outstanding at any given time. It does not mean that Archicom has already borrowed the full amount, with the company expected to determine the size and conditions of individual issues separately.
IPOPEMA Securities has been appointed to organise and administer the programme, including handling individual bond placements and related technical functions. Bonds issued through the framework will be unsecured and may subsequently be admitted to trading on the alternative market operated by the Warsaw Stock Exchange.
Archicom will have flexibility over the financing structure of individual series. Securities can be issued without a coupon or with interest carrying either a fixed or variable rate. Floating-rate bonds can be linked to WIBOR or EURIBOR, or replacement benchmarks if those reference rates are reformed, together with an additional margin.
The financing decision comes as Archicom increases the scale of its residential operations. The developer sold 1,320 apartments during the first six months of 2026, representing a 14% increase year on year, and reported revenue of PLN 624.5m and net profit exceeding PLN 74m.
Archicom is targeting between 3,200 and 3,500 apartment sales for the full year and between 3,000 and 3,200 handovers. Its development pipeline is being expanded through new projects and land acquisitions in major Polish residential markets, including Warsaw, Wrocław and Poznań.
The new programme gives Archicom additional flexibility to access the debt market as its development activity grows. The company has not yet announced the amount, pricing or maturity of the first bond series to be issued under the PLN 800m framework.
