SOHO by Yareal Secures First Office Tenant

10 February 2026

HOERBIGER, a company specialising in components and systems for process compressors, gas flow control, rotary joint technology and safety solutions, has become the first office tenant at SOHO by Yareal in Warsaw. The Polish branch has leased nearly 200 sq m of office space on the ground floor of the RUBIN building, facing the linear park that runs through the complex in the Kamionek district. The office is scheduled to open in May.

HOERBIGER operates internationally in the energy, process and automotive sectors, as well as in safety and precision technologies. The group is active in around 40 countries and employs approximately 8,400 people across more than 130 locations, including 30 production facilities. The company has been present in Poland since 2004 and previously occupied office space in the Intraco building in Warsaw.

Robert Legutko, President of the Management Board of HOERBIGER Polska, said: “As we begin our cooperation with Yareal, we appreciate their professional approach to the leasing process and the quality of the proposed design solutions. The office design, prepared with functionality and operational efficiency in mind, meets our expectations and we simply like it. An important addition is the green and aesthetic surroundings of the complex, where all necessary services, catering and recreational areas are in close proximity. We are convinced that the location in SOHO by Yareal and the quality of the space’s finish will support our activities in the coming years.”

The office will be fitted out by Deer Design, with completion planned for May. HOERBIGER Polska has signed a 10-year lease agreement.

Paulina Petynka, Commercial Leasing Director at Yareal Polska, commented: “We are very pleased to have concluded the first office lease agreement at SOHO by Yareal. The addition of such a renowned global company as HOERBIGER to our tenant portfolio shows that SOHO is a great place not only for living, enjoying pleasant culinary experiences and using various services, but also for business development and office work. This tenant’s move from Warsaw’s city centre confirms that Praga-Południe can successfully compete in terms of office location even with the capital’s central districts. We would like to thank HOERBIGER Polska for their trust and for recognising the business potential of SOHO by Yareal.”

SOHO by Yareal is a mixed-use development designed by HRA Architekci that combines residential, retail, service and office functions. The project incorporates revitalised post-industrial buildings and includes public green areas and pedestrian-focused layouts. The scheme holds a BREEAM Communities certificate.

The residential component of the complex was completed at the end of last year and consists of ten multi-family buildings with a total of 870 apartments. The project also includes retail and service premises located primarily on the ground floors of residential buildings, with more than 11,000 sq m of such space planned overall.

Yareal Polska is currently preparing the SOHO HUB phase, which will include additional office and retail space as well as further refurbishment of historic buildings, with works planned for the 2026–2028 period.
