Silverton Repurposes Former Retail Warehouse in Duisburg for Wellnest Spa Concept

Silverton Group, acting as asset manager, has completed the repurposing of a former retail warehouse at Max-Peters-Strasse 4–6 in Duisburg. Following the repositioning of the property, the premises have been taken over by Wellnest, which now operates a spa concept at the site. The space was handed over to the tenant in June 2024, with the facility opening after an extensive conversion period.

Silverton is responsible for the asset management of the property. The decision to repurpose the building followed the loss of its original retail function, which was no longer considered viable at the location. The warehouse had previously been occupied by office supply retailer Staples, which filed for insolvency in 2022. In cooperation with the incoming tenant, a new usage concept was developed to address the vacancy and provide a long-term operational perspective for the asset.

The repositioning included a comprehensive refurbishment of the premises. The completed scheme comprises 17 self-contained spa suites, referred to as “nests,” each equipped with a private sauna, sensory shower, whirlpool and relaxation area. The suites can be booked and used individually. The planning, permitting procedures and execution of the construction works were carried out by Wellnest.

Silverton provided advisory support to the landlord throughout the process and facilitated the project through structured guidance and tenant incentives intended to provide planning security during the extended conversion phase. According to Sebastian Steinert, Managing Director of Silverton Asset Solutions GmbH, the project illustrates how cooperation and long-term planning can support the redevelopment of existing assets.

The redevelopment converts a former large-format retail space into a leisure-oriented use considered more suitable for the location. Silverton noted that the project builds on experience from earlier local conversions, including the transformation of a former car dealership into a Monkey Town indoor play centre in 2021.
