Logicor is extending smart utility monitoring across its logistics properties in Poland, with systems already operating at 14 locations covering 533,672 sqm of warehouse and office space. Four additional parks are scheduled to join the programme before the end of 2026, bringing the total number covered to 18, according to the company.
The technology automatically records electricity, water, gas and heat consumption at 15-minute intervals and transfers the information to a digital platform. This provides Logicor and its occupiers with more detailed information about building performance and consumption patterns while reducing dependence on manual meter readings. The data can also help identify unusual consumption and support sustainability reporting.
The programme builds on technology already introduced at individual Logicor properties in Poland. At Logicor Piaseczno, smart metering forms part of a wider modernisation programme that also includes a building management system, heat pumps and DALI-controlled LED lighting. Logicor has introduced automated lighting technology at other Polish facilities as part of efforts to improve building efficiency and control operating costs.
“A few years ago, building owners primarily offered space. Today, data has become equally important. Smart metering allows us to understand how a building performs in practice and identify opportunities to operate more efficiently. Because the system continuously collects new data, it becomes even more valuable over time, creating additional opportunities for optimisation and cost savings,” said Ernest Ziółkowski, Senior Director, Head of Project & Technical Management at Logicor.
Logicor plans to take the programme further by connecting consumption information with utility invoices. The proposed system would calculate costs attributable to individual occupiers and automate much of the settlement process, giving tenants greater visibility over utility expenditure while reducing the administrative work involved in preparing bills.
The monitoring technology will also allow Logicor to measure the performance of its DALI lighting controls using actual consumption data. Smart metering itself does not automatically reduce energy use, but detailed information can help property managers and occupiers identify inefficiencies, assess whether energy-saving measures are producing the expected results and determine where further improvements could be made. “For our customers, smart metering is not simply another technology, it is a practical business tool. Access to reliable data enables faster decision-making, more effective budget planning and better identification of cost-saving opportunities. Combined with automated utility settlements, we are creating a comprehensive digital ecosystem for utilities management,” Ziółkowski added.
The rollout reflects the increasing role of operational data in logistics property management as landlords seek greater control over energy consumption, service charges and environmental reporting. While Logicor’s public information uses different definitions for the size of its overall Polish property portfolio, the current smart-metering programme covers 18 logistics parks. Completing the rollout will give these properties a common system for monitoring utilities and provide a foundation for further automation of building operations.
