Green House Development has launched pre-sales for the final stage of Wave Świnoujście Thermal & SPA, a coastal residential and hospitality development in northwestern Poland. The concluding phase, designated Building C, will introduce 192 fully finished apartments alongside additional wellness and conference facilities. Construction is scheduled for completion in the first quarter of 2030.
Located in Świnoujście’s spa district, near the Baltic Sea beach, promenade and Spa Park, the development comprises three buildings designed by Medusa Group and IDS Architekci. The final phase will offer apartments with views of either the resort’s outdoor swimming pools or surrounding landscaped areas, targeting purchasers interested in seaside accommodation for personal use or potential rental income.
The ownership structure allows buyers to determine how their apartments are used without mandatory participation in a rental management programme. Purchasers may retain their properties exclusively for private occupation or choose to make them available for short-term accommodation. An optional rental arrangement will operate under an 80/20 revenue-sharing model, although the developer’s announcement does not provide further details regarding operating expenses or additional management costs.
Building C will also introduce approximately 2,000 sqm of thermal and wellness facilities, including massage treatment rooms and a conference area. These additions will contribute to more than 4,000 sqm of planned wellness infrastructure across the completed resort. The combination of recreational amenities and business meeting facilities is intended to broaden the property’s appeal beyond conventional seasonal holiday accommodation.
According to Kamil Gaszyński, Sales Director at Green House Development, the final phase has been designed to provide apartment owners with greater flexibility while maintaining access to the resort’s shared amenities. The developer expects the combination of private residential accommodation, swimming pools and extensive wellness facilities to appeal to purchasers seeking both recreational opportunities and the possibility of generating rental income.
The project reflects a segment of Poland’s coastal property market in which residential ownership is combined with hospitality services and leisure infrastructure. Such developments aim to attract buyers seeking second homes or investment properties, while year-round wellness and conference facilities may help support visitor demand outside the peak summer months. Rental performance, however, remains dependent on occupancy levels, operating expenditure and local tourism conditions.
With Building C entering pre-sales, Green House Development is progressing towards completion of the three-building complex by early 2030. The final stage will expand the supply of privately owned holiday apartments in Świnoujście while adding leisure and business facilities to the resort’s overall offering.
