EQT Real Estate has secured a major occupier for its industrial development north of Prague, agreeing a long-term lease with Ecologistics for approximately 44,500 sqm of warehouse accommodation. The transaction covers the largest building at EQT Park Prague North and represents an important leasing milestone for a project constructed without advance tenant commitments.
Ecologistics, the Czech subsidiary of international logistics operator Goodcang Holdings, intends to establish a distribution centre serving online retailers in the Czech Republic and other European markets. The facility will support the storage, processing and delivery of merchandise for multiple customers. Approximately 100 employment opportunities are expected to result from the investment, with the warehouse currently being prepared for the company’s operational requirements. Activities are scheduled to begin within the coming months.
The agreement follows the completion of the industrial complex in 2026 by development partner 7R Czech Republic. Rather than waiting for a confirmed occupier before construction, EQT proceeded with the investment on the expectation that businesses would require substantial warehouse capacity close to Prague. Securing a tenant for the larger building shortly after completion provides evidence of demand for immediately accessible distribution facilities, particularly among companies expanding international logistics networks.
Situated at Lužec nad Vltavou, the development benefits from access to the D8 transport corridor linking Prague with northern Bohemia and Germany. The location allows logistics operators to serve the Czech capital while maintaining connections with other European distribution markets. The complex contains two warehouse buildings with a combined area of approximately 56,600 sqm, according to the latest transaction announcement. Following the Ecologistics agreement, the second building, measuring approximately 12,100 sqm, remains available for occupation.
The facilities were designed to accommodate different warehouse and light industrial operations. The buildings provide an internal clearance of 12 metres and floors engineered to support loads of seven tonnes per square metre. Environmental and operational features include a 320 kWp solar installation, energy-efficient lighting, electric vehicle charging facilities and automated monitoring of building energy consumption. Additional renewable energy equipment can be introduced according to occupier requirements. The development is also pursuing BREEAM Excellent certification.
The project occupies previously developed industrial land, reflecting continued interest in converting older commercial sites into modern logistics facilities. 7R Czech Republic was responsible for coordinating the planning and construction process and remains involved in attracting occupiers to the remaining accommodation. The redevelopment has also involved improvements to surrounding infrastructure, supporting the site’s integration into the regional transport network.
For EQT Real Estate, the transaction expands the income-generating portion of its Czech logistics portfolio. The investment manager already has substantial industrial holdings in Ostrava Mošnov and Nošovice, where its properties collectively exceed 300,000 sqm. Prague North adds a further location to this portfolio, extending the company’s geographical coverage into the metropolitan area surrounding the Czech capital.
The lease comes as the Czech industrial property sector adjusts to a more selective development environment. Research covering the second quarter of 2026 identified Prague North among the country’s largest recently completed warehouse projects, while new construction activity remained more restrained than in previous expansion periods. Against this background, the Ecologistics agreement demonstrates that large occupier requirements continue to emerge for suitable locations. The remaining challenge for EQT will be securing a tenant for the smaller building and completing the park’s transition from development project to fully occupied logistics investment.
