ATAL has started sales of apartments in a new residential development in Piastów, located near Warsaw’s Ursus district. The project, named Skwer Witosa, will comprise 159 apartments ranging in size from 32 to 88 sq m, with layouts from one to four rooms. Completion is planned for the fourth quarter of 2027.
The scheme will consist of three-storey residential buildings accompanied by a small service pavilion. All planned apartments will include either a loggia, terrace or private garden. Asking prices are currently set between PLN 12,500 and PLN 13,500 per sq m in developer standard. Buyers may also choose turnkey finishing packages under the ATAL Design programme, offered in three variants with prices ranging from PLN 950 to PLN 1,650 per sq m.
Agnieszka Majkusiak, ATAL’s General Director of Sales and Marketing, said: “From Piastów, you can reach the centre of the capital by train in about 20 minutes.”
The development is being built between Wincentego Witosa and Stanisława Bodycha streets in Piastów. The site plan includes a children’s playground, bicycle racks and a bicycle storage room. The estate is also planned to be monitored.
Skwer Witosa is located approximately 12 kilometres from central Warsaw. A bus stop is situated around 300 metres from the project, providing access to the PKP Ursus-Niedźwiadek railway station, while the PKP Piastów railway station is located about 1.5 kilometres away. Road access is supported by proximity to the S2 and S8 expressways as well as Aleje Jerozolimskie.
Local amenities include grocery stores, schools, nurseries and service outlets, along with nearby shopping and leisure facilities. The development is also a short drive from the Mazowsze Culture and Recreation Park in Pruszków.
