GPE Moves Forward with 8,360 sqm Soho Development as London Office Supply Tightens

21 October 2026

Great Portland Estates (GPE) has announced its decision to proceed with the redevelopment of its Soho Square Estate in London’s West End, with plans to deliver approximately 8,360 sqm of office and retail accommodation by summer 2030. The project represents a further expansion of the company’s central London portfolio at a time when it anticipates growing competition among occupiers for modern office buildings in established business locations.

The redevelopment will comprise approximately 6,970 sqm of offices and 1,390 sqm of retail accommodation facing Oxford Street. Situated close to Tottenham Court Road station, the property will provide access to the Elizabeth line and London Underground network, connecting the development with other commercial districts across the capital.

GPE expects demolition work to begin shortly, marking the first stage of a development programme scheduled to continue until 2030. The company has not disclosed the construction budget, anticipated investment return or financing arrangements associated with the project.

The office accommodation is being planned with typical floors of approximately 1,115 sqm, allowing businesses to occupy relatively large areas within a central London building. This configuration is intended to appeal particularly to companies seeking headquarters accommodation, where the availability of substantial floor space and the ability to organise employees efficiently can influence property decisions.

The development will also include outdoor areas and additional facilities for occupiers. Environmental considerations form part of the design, although GPE has not announced specific energy performance targets or building certification requirements. Further details of the architectural design and construction specifications have not been provided.

The location forms an important part of GPE’s development strategy. Tottenham Court Road has become a significant transport interchange following the introduction of Elizabeth line services, providing connections across London and improving access between the West End and other employment centres.

GPE already owns properties in the surrounding Soho area, including 141 Wardour Street and 16 Dufour’s Place. The Soho Square Estate project will increase its concentration of commercial assets in this part of London and strengthen its exposure to occupier demand around the Elizabeth line.

The planned retail accommodation will face Oxford Street, placing it within one of London’s established shopping areas. Although offices account for most of the development, the retail element will provide an additional commercial use. GPE has not identified prospective tenants or disclosed expected rental levels for either component.

The company’s decision to proceed is supported by its assessment of future office availability. GPE estimates that the West End could face a supply deficit of approximately 50% between 2026 and 2030, particularly for accommodation meeting the requirements of businesses seeking modern workplaces. This figure reflects the developer’s market expectations, and the announcement does not explain the underlying calculation.

Piers Blewitt, GPE’s Director of Development Management, considers the proposed completion date an important element of the investment decision. The company expects demand for well-connected, modern headquarters to remain strong and believes the redevelopment will reach the market during a period of limited competing supply.

The project also reflects the importance developers are placing on the quality and configuration of office accommodation. Corporate occupiers evaluating headquarters locations increasingly consider transport accessibility, the ability to accommodate teams across suitable floorplates, workplace facilities and environmental performance. These requirements can influence the competitiveness of new developments relative to older properties.

Nevertheless, the commercial outlook for a project scheduled for completion in 2030 remains subject to changes in leasing demand, development costs and broader economic conditions. The availability of competing office schemes and the financial commitments of potential tenants will also affect market conditions when the property is ready for occupation.

No pre-leasing agreements were announced with the redevelopment commitment, and GPE has not provided projected rental income or occupancy assumptions. The development therefore remains at an early stage, with its eventual commercial performance dependent on both project delivery and the West End market over the coming years.

For London’s office sector, the Soho Square Estate redevelopment represents another example of a property owner committing to new commercial space despite an extended construction timetable. GPE’s decision indicates confidence in the long-term demand for centrally located offices, while the project’s scheduled completion in 2030 places it within a period when the company expects high-quality accommodation to remain in limited supply.
