Passerinvest Group is entering Prague’s rental housing sector with a portfolio of residential developments scheduled for delivery over the coming years. The Czech property company plans to introduce professionally managed apartments under the Balance Home brand, beginning with a development in Prague 4 in 2027 and followed by additional properties in Brumlovka and Roztyly.
The first phase will consist of 71 apartments within the Hila development in Brumlovka, with availability expected during the second quarter of 2027. The accommodation will be offered with furnishings and equipment already installed, covering layouts from studio-style units to larger family apartments. The project represents the company’s initial move into operating residential properties for long-term rental.
Further expansion is underway at the Orion development, where another 134 apartments are being constructed. Scheduled for completion in 2029, the project will increase the company’s identified rental housing portfolio in Brumlovka to 205 units. Additional residential accommodation is planned within two buildings at the proposed Arboretum development in Prague’s Roztyly district, although the company has not disclosed the number of apartments or an expected completion date.
The residential initiative represents a diversification of Passerinvest’s property activities, which have historically concentrated on commercial development and the management of urban business districts. Its established presence in Brumlovka provides an opportunity to introduce housing alongside existing employment centres, retail facilities and neighbourhood services.
The new business will be managed by Šimon Lessenko, who will oversee the preparation of residential projects and the establishment of services for future tenants. His responsibilities will extend to the operation of completed buildings, including the management of accommodation and relationships with residents.
Passerinvest intends to distinguish its rental offering through the standard of accommodation and the provision of ongoing management services. The company is seeking to attract residents who value professionally maintained properties and access to established urban infrastructure rather than purchasing their own homes.
The decision comes as Prague’s residential market continues to face affordability challenges. High purchase prices and the financial requirements associated with mortgage borrowing have encouraged greater consideration of rental accommodation. At the same time, changing employment patterns and lifestyle preferences are contributing to demand for housing that allows residents to move more easily between locations.
For property developers, professionally operated rental buildings provide an alternative to the traditional model of selling apartments individually. Retaining residential assets for leasing can create recurring income while allowing owners to maintain control over building management and maintenance. However, the financial performance of such developments remains dependent on construction costs, achievable rents and occupancy levels.
The planned projects will also broaden the range of property uses within Passerinvest’s Prague developments. Introducing residential accommodation into established commercial districts can support activity beyond normal office hours and increase demand for nearby services, although the extent of these effects will depend on the eventual number of residents.
With 205 apartments already identified in Brumlovka and additional buildings proposed in Roztyly, the company is positioning itself for a gradual expansion into Prague’s rental housing market. The opening of Hila’s residential units in 2027 will mark the beginning of its operations in this segment.
