Resi Capital, part of the Cavatina Group, has launched sales of the final 120 apartments at its Apartamenty Grundmanna development in Katowice, Poland. Located on Żelazna Street in the Dąb district, the project will comprise 361 homes across three buildings when completed, adding residential accommodation to an area previously associated with industrial and commercial activities.
The final building will provide approximately 5,300 sqm of residential space, with units ranging from studios to four-room apartments. Plans also include nearly 140 parking spaces, 36 storage units and a commercial unit at ground level. Completion is scheduled for the first quarter of 2028, while the first two buildings, containing 241 apartments, are expected to be delivered in the final quarter of 2026.
Apartments across the development will range from approximately 25 sqm to 95 sqm, with selected properties offering outdoor terraces of up to 37 sqm. Shared facilities will include a gym, coworking space, meeting room and children’s play area. The project also incorporates bicycle storage and landscaped communal areas, reflecting the growing inclusion of residential amenities within new urban housing developments.
The property is situated near several established office complexes, including Grundmanna Office Park and Silesia Business Park. Katowice’s Spodek arena is approximately 12–13 minutes away on foot, while the city centre and railway station are accessible by public transport. A tram stop is located around 200 metres from the development.
The project forms part of a wider residential construction programme in Katowice, where Cavatina is involved in five developments representing approximately 2,000 apartments. These include projects in central districts and established residential neighbourhoods. The company’s existing office investments also contribute to its concentration of property activities within the city.
The surrounding district has experienced a gradual change in land use as former industrial sites have been replaced or supplemented by offices, housing and commercial services. The introduction of additional apartments near employment centres reflects the continued redevelopment of central Katowice, although the commercial performance of individual projects will depend on local housing demand and prevailing market conditions.
With 241 apartments approaching completion and another 120 scheduled for delivery in 2028, the development will add new housing supply over two construction periods. Its location illustrates the increasing use of previously developed urban land for residential projects as Katowice continues to adapt its former industrial districts to changing economic and demographic requirements.
