Packaging Group Takes Final 33,000 sqm at Panattoni’s Major Silesian Development

14 October 2026

Panattoni has secured full occupancy at its 132,000 sqm industrial development in Bytom, southern Poland, following an agreement with packaging supplier Grembox for more than 33,000 sqm. The transaction means the entire property has been committed to tenants before construction is completed, securing future rental income for the developer and its investment partner.

Grembox will relocate its operations from Ruda Śląska to the new facility, expanding its storage, distribution and manufacturing capacity. Operations are expected to begin in November 2027. The premises will include approximately 1,176 sqm of offices, with the remaining accommodation primarily dedicated to warehousing and a separate production section.

The new location is expected to accommodate approximately 150 employees, including 100 in warehouse operations and 50 in administrative positions. Grembox supplies cardboard packaging to manufacturers, distributors and online retailers, offering more than 1,200 product configurations. The additional capacity will support increasing order volumes and improve product availability.

The investment will complement another production and storage facility being developed by Grembox nearby. According to Chief Executive Mateusz Bochenek, the proximity of the two properties will improve coordination between manufacturing and distribution while providing capacity for further expansion.

Grembox joins tyre distributor Latex Opony, which previously secured nearly 100,000 sqm at Panattoni Park Bytom. Together, the two occupiers account for the entire development. Located on Węglowa Street, the complex benefits from access to the A1 motorway and the established industrial infrastructure of the Upper Silesian-Zagłębie metropolitan area.

Newport by Panattoni is participating as an equity investment partner through its third development fund. Securing tenants before completion reduces the risk of vacant accommodation and provides greater certainty over future rental income. The project is targeting BREEAM Excellent certification and will incorporate measures designed to improve energy and water efficiency.

The agreement reinforces Upper Silesia’s position as an important location for industrial and distribution activities in Poland. The scale of the commitments from Grembox and Latex Opony demonstrates continued demand for large facilities capable of supporting manufacturing, storage and supply-chain operations within established industrial regions.
