Warsaw’s private student accommodation market has gained another 675 beds following the completion of Tribera Warsaw, a 14-storey residential development delivered by SPEEDWELL in the Mokotów district. The project, located on Obrzeżna Street, represents the Belgian-rooted developer’s first completed investment in Poland and was opened ahead of the 2026/2027 academic year. Its delivery adds to the growing number of professionally operated student residences in the Polish capital, where demand is supported by domestic university enrolment and international students.
Construction began in March 2025 and was completed in September 2026, allowing the first residents to move in before the start of the academic year. General contractor Pekabex used prefabricated concrete components to accelerate the building process, completing the development in approximately 18 months. The construction method is particularly suitable for student accommodation, where repeated room layouts allow standardised structural elements to be manufactured off-site and assembled more efficiently.
The building was designed by 22ARCHITEKCI and occupies a 2,290 sqm site. Its 14 floors accommodate furnished studios and shared rooms, while an automated underground parking facility provides 150 spaces. The development incorporates existing trees and was designed to meet BREEAM Excellent certification requirements. However, the developer has not confirmed whether the building has received its final certification.
Accommodation units include private bathrooms, kitchenettes, study areas and individually controlled air conditioning, with accessible studios also available. Residents can use shared study and coworking spaces, a communal kitchen, cinema room, gaming facilities, a gym operating around the clock and two terraces overlooking the city. The facilities reflect changing expectations in the student housing market, where professionally managed residences increasingly compete on convenience, privacy and access to communal services.
According to Michał Stępień, Country Manager Poland at SPEEDWELL, the development responds to changes in Warsaw’s student population, particularly the increasing international presence at the city’s universities. The property is situated near the University of Warsaw’s Faculty of Management and benefits from public transport connections to other academic institutions and the city centre. Its location also places it within an area of Mokotów undergoing gradual redevelopment from predominantly office accommodation towards a broader combination of residential, commercial and educational uses.
Originally planned under the MILESTONE Warsaw Mokotów name, the development now operates within Tribera, a European residential accommodation platform created through the combination of MILESTONE and BaseStack Living. The business reports more than 11,000 accommodation places across eight European countries and combines property investment, development and long-term management activities.
The project also illustrates the increasing role of institutional operators in Poland’s student housing sector. While traditional university dormitories and privately rented apartments continue to accommodate a large proportion of students, purpose-built residences offer an alternative based on professional management, furnished accommodation and additional facilities. For developers and investors, the sector provides exposure to residential demand linked to higher education rather than conventional household formation.
The completion of Tribera Warsaw establishes SPEEDWELL’s operational presence in Poland and demonstrates the potential for prefabricated construction to shorten development schedules on constrained urban sites. As Warsaw continues to attract students from Poland and abroad, additional professionally managed accommodation could help diversify the city’s rental housing supply, although its contribution to affordability will depend on rental pricing and accessibility to different student income groups.
