Investments in office buildings, retail properties, logistics projects and hotels in Romania reached EUR 679.9 million in the first nine months of 2026. Transactions worth approximately EUR 375 million were completed in the third quarter alone, according to an analysis by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
The Romanian commercial real estate investment market has recorded strong growth this year. The total value of transactions completed between January and September 2026 was already 19% higher than the volume registered for the entire year of 2025.
In recent years, commercial real estate investment activity in Romania has experienced several ups and downs. The highest level during the period under review was recorded in 2022, when transactions exceeded EUR 1.2 billion. Following three years of lower investment volumes, the first nine months of 2026 indicate a market recovery, with the total amount invested already surpassing the full-year 2025 figure.
This year’s growth has been driven by both large-scale portfolio transactions involving multiple properties and acquisitions of individual buildings.
“The first nine months of 2026 confirm a significant increase in investment activity in Romania, with strong prospects of substantially exceeding the total investment volume recorded in 2025. Retail stands out with its highest investment volume in the past seven years and the largest transaction of the year, while in the office sector, investors are showing a preference for smaller, well-located buildings with stable income streams,” says Nicolae Ciobanu, Managing Partner – Head of Advisory at Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
