MLP Group has unveiled plans for its third business park in Germany’s Ruhr Area. The new project, located in Castrop-Rauxel, will transform a 14.6-hectare brownfield site into a modern, sustainable facility offering 57,000 sqm of space tailored to diverse business needs.
The project will feature approximately 55,000 sqm of warehouse space and 2,000 sqm of office space, certified to at least DGNB Gold standards. Flexible modules ranging from 1,000 to 10,000 sqm will be designed to accommodate various industries, including data center operations, logistics, light industry, and other business functions.
Germany remains a strategic market for MLP Group, with the new business park marking the company’s sixth project in the country and its third in the Ruhr Area. Other MLP facilities in the region include an operational complex in Unna and another under development in Gelsenkirchen.

The Castrop-Rauxel business park will integrate advanced sustainable technologies, including photovoltaic panels, green roof elements, and heat pumps for efficient energy use. The facility will also prioritize water and energy management to meet stringent environmental standards.

The project has been well received by local authorities, who view it as a vital step toward revitalizing former industrial land in Castrop-Rauxel.

The business park, located at Wartburgstraße 81, benefits from exceptional connectivity. The site is just 3 km from major highways (A2, A42, A43, and A45) and 800 meters from a four-lane federal road leading to the city center. Proximity to logistics hubs operated by Dachser, UPS, and Recht Logistik, as well as distribution centers for IKEA and Hornbach, further enhances its appeal. Dortmund Airport, located 34 km away, provides additional accessibility.
The acquisition of the site was arranged by NAI Apollo, with legal support from Goodwin Law and tax advice from Berkers & Cie. Staying true to its build-and-hold strategy, MLP Group will retain and manage the business park, ensuring long-term value for tenants through tailored solutions and ongoing support.
