Park Lane Developments Advances Logistics Park in Popești-Leordeni with ESG-Focused Construction Approach

Park Lane Developments is progressing with its logistics park in Popești-Leordeni, near Bucharest, with construction led by Valentin Roșu, Construction Director Romania. The project, developed on a brownfield site, reflects a phased delivery strategy, early infrastructure investment and a structured ESG framework aligned with international standards.

 

According to Roșu, initial site investigations indicated generally stable bearing soil conditions, providing a solid basis for development. However, the ground composition, primarily moisture-sensitive silty clay, required careful stabilization during works that commenced in November. Each soil layer was compacted and monitored to ensure long-term structural performance.

 

As the scheme is located on a former industrial site, demolition and decontamination works preceded construction. Significant filling operations were carried out to reach the required foundation levels, with staged execution to maintain structural stability and adherence to project timelines.

 

The park benefits from established transport links in the area, supporting logistics access during construction. To limit disruption to surrounding neighborhoods, high-volume deliveries were scheduled primarily during nighttime hours.

 

From a staging perspective, Park Lane Developments opted to deliver the majority of the core infrastructure, including internal roads, utilities and service connections, during the first development phase. This approach is intended to facilitate future expansion with reduced impact on local traffic and adjacent properties.

 

Sustainability has been a central component of the project’s execution. Working in line with World Bank requirements, the developer implemented a comprehensive Construction Environmental and Social Management Plan (C-ESMP), supported by internal ESG audits and performance monitoring throughout design and construction.

 

Rather than relying on unconventional materials, the focus has been placed on operational efficiency. The scheme incorporates greywater reuse systems for sanitary facilities and irrigation, as well as warehouse designs that maximize natural daylight to reduce energy demand. Achieving alignment between environmental performance, cost control and delivery schedules required early coordination between design and construction teams.

 

Roșu notes that macroeconomic and geopolitical uncertainties during construction reinforced the importance of proactive planning and close coordination with subcontractors and suppliers. Maintaining flexibility proved critical to preserving timelines and quality standards.

 

From the outset, the logistics park was designed to accommodate a range of tenant requirements. Units can be configured from approximately 1,500 sqm to over 10,000 sqm, including cross-dock solutions. The flexible structural layout has enabled the integration of tenant-driven adjustments during construction without disrupting overall project delivery.

 

As the development progresses, Park Lane Developments positions the project as a long-term logistics platform built on adaptable design, early infrastructure investment and structured ESG compliance within the Bucharest metropolitan area.
